(years between sales). as i recall, last time, allot of the online flat fee websites are actually owned by the same company. hopefully that has changed by now and more competition has came in.

During the hold period, you will probably have property tax payments (although you could wait until you sell and pay late fees), utilities ($50-100/mo), monthly hard money interest payments ($1411/mo) and you should allot for unexpected constr overages (min 10% and probably 20% on your 1st deal).
