I want to add a provision to my standard TAW agreement that states the parking policy so that tenants acknowledge that parking is for tenants only and they are responsible for notifying their guests of the parking policy.

I want to help her out of the situation, make a little money for myself (profit about $15-20k), but don't want to plunk down the $20k cash at closing (the title company that I use for Sub2 will want me to pay that at closing).If I have her sign and notarize the Sub2 contract, a POA, a Due on Sale Acknowledgement, and a "pocket deed" - am I covered?

Even if it's all simultaneous, technically you are using their money to buy yourself a property and the escrow company will require that they sign an acknowledgement, and that's if you're using a company that will allow you to do it all.
