If the software is not simplifying your life or making you more accurate, you shouldn't use it.

I will try some of that and see if I can get some more accurate numbers I also just made a new post with a potential property if you want to take a look.

There are a couple of larger management companies out there that have a majority of the market share, and they are usually the ones listing the properties, so who knows how accurate those projections really are?  

I called the seller myself to get accurate information.

So folks were always commenting on bad brokers and so I changed it to Lender which is more accurate.. but I am NOT a Lender like most think of it..

Glad you found someone Jon, I really hate seeing Business Owners struggle or go under because of low quality Bookkeepers that don't make accurate financials for the Owners to make better decisions.

And calculators are only as accurate as your inputs...Did you inspect these places?

Two questions: Is there something else  I can do before I blast their name everywhere with an accurate review of what happened and how terrible they are and/or file in small claims?

I have played with AirDNA and heard of Pricelabs, but how accurate are these sites with their estimates?
