It takes capital to do this business and if you don't have it I wouldn't suggest throwing it into a marketing machine for wholesale deals.

What would you do in my shoes I don’t invest there so take this with a slight grain of salt but I’ve heard multiple stories of basically this exact scenario someone getting offered a big payday for something in Cumberland, rejecting it & always for some reason (house burned down, block got worse, sheetz decided they actually didn’t want someone’s land for a car wash after all) always selling for like 10-20k and regretting not selling. 

So, if she bought the bitcoin for $1 million and is now using it to close on a $10 million property, that is a $9 million gain that needs to be accounted for in her income tax.

Ive done some exploring of different options for funding specific properties in Ohio but with little experience in real estate I could use some help.

An LLC is useful for two things: anonymity and legal protection.
