I am concerned the area I purchased in 32148 won't see as much appreciation compared  to a purchase in another surrounding county.

However, there are actually been some court cases surrounding this topic with a slightly different application.

East Tennessee home sales increased 8.9% from the previous month, but were down 1.4% from a year ago.The median sale price was $354,000 — up 10.3% from the previous year.Total housing inventory increased from the previous year – up 24.0% from a year ago.Half of the homes sold were under contract in 28 days or less, up from 25 days a year ago.45% of homes sold for the asking price or above, with 21% selling for more than the asking price. 8% sold for at least $10,000 over asking and 2.6% sold for at least $25,000 over asking.The sale-to-list price ratio increased to 97.8% – up from 97.6% last month.New construction represented 16.5% of total home sales.If you want to dive deeper into some numbers in the Knoxville and surrounding area I'm always happy to nerd out. 

House values in the area have increased about 5% the past year and the Greenville area and surrounding areas are rapidly growing.The monthly expenses (including utilities and 5% for repairs and 5% maintenance) come out to $2,291.

I know that when it comes to starting your investment journey, you're only as good as the team and people you surround yourself with!

Same goes with the appraisal… I’ve had to personally pay for 2nd or 3rd appraisals due to receiving one that didn’t make any logical sense based off of my knowledge of the market and pulling my own comps.Empowering oneself with knowledge and actively advocating for one's interests is paramount in any business transaction.I understand your frustration with feeling like a victim in this situation… However I ask you to further acknowledge personal accountability and agency in the decision-making processes surrounding your own investment… You’ve unfortunately, grossly just undersold your property, and from what I can see it is due to allowing emotions to get in the way of logic.

I like surrounding Columbus/Dayton for raw cash flow and Columbus metro for appreciation/cash flow hybrid.

It is out in the country so it’s surrounded by farm land so idk if a storage facility is worth it.
