The new construction keeps coming out with new price sheets every week and the properties seem to keep going up but some of the properties do have special rates (APR or incentives).

Then depending on what's allowed you can speak with a broker who specializes in that type of property (agriculture, industrial, low density residential, etc.) and see what they think the highest and best use could be.

.- Valuation, the valuation is all over the place man, an apple that's worthed $1K in 2021 now is only valued $200, there's something really wrong in the valuation of these industry, specially when they're leveraged.I've seen the last part when banks is doing LBO as well, they are like valuing company 10x from their own cash flow and use investor money to create "non sense" value, or just for the sake of heavy commision.

Any decent Contractor can generally buy products for much less than you anyway, and even if you find a special deal on, let's say, Doors and Windows...who is going to take charge of delivery, unloading, storage, security, warranty and all that?
