Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

That might include pet policy changes, early termination fees, a fee for a service like a requested lock change.

I got my start living in a 4 bed, 3 bath house with 8 house mates and 4 dogs, plus there was usually one or two more people on the couch or in their van in the driveway as well.

They also will not make you whole for any pet damage whatsoever.

After they are hired:Following the lease- if you don't allow pets and your neighbors say hey they have a dog and the PM says yes they asked.... 

The real question is why were you allowing a dog like that to destroy someone elses property ?

@Timothy Eaton I have created an initial application that has basic information on it like name of all tenants applying, address, make and model of any vehicles, previous landlords, personal references, and I ask what types of debt they currently have and any pets.
