It sounds like you are knit-picking on these issues unless your lease states the tenant is responsible.Does your lease require tenants to patch and paint holes made by them hanging pictures, etc?

Then I had to patch holes in the walls left after in-wall units were removed.

My rental property needed 4 rooms painted, a hole patched i was contacted by a guy who owned a Restoration Company in Colorado Springs that needed some work for their 3 guys.

Two sliding closet doors are missing, there are holes in the wall that were not appropriately patched and most importantly there are areas on the wooden floor that is damaged.

We had owned our building for over 45 years, we had always done the winter plowing and patched and patched the asphalt drive because the neighbor was not someone to bother.  

Home depot/Lowes has tape to patch holes in the duct work.
