Also, i don't want to take out more than $200,000 on my primary residence, as a peace of mind thing, whereas my investment property i will go as high as 70% = $245,000.My long term goal is to use that profit gained from rehab works coupled with a HELOC/HEL on 2nd property (~$245,000) to obtain a third multi-family using BRRRR strategy (Just AirBnB instead of Long Term Rent) property to tap into AirBnB market which is just starting to develop, and by my personal local experience it will be a long time till legislation comes into place (things move slower in the Pacific Islands).Appreciate any assistance with my query.

(and of course it will have been used before it overflows) My exposure to investment property is through REIT's only because I live in one of the outer boroughs of NYC and I see no point in spending a ridiculously high amount of money for a building that's going to produce a ridiculously low cash flow (that's IF everyone paid and IF nothing broke- big IF's) add to that gross over regulation along with moronic laws that give all the power to the tenant and I can't see a reason for me, if I want to be able to sleep at night and have peace of mind, to own physical property.

I personally find a lot of peace paying things off and a lot of serenity not chasing the highest return on every dollar.

When your out numbered 6 to 1, its dark and in a rural place, I would prefer to settle matters peacefully.

What will it take for this tenant to leave peacefully, soon, and without causing damage to the premises?
