There's a casino and a giant abandoned mall right at US-40 & the 270 beltway just waiting to be developed into something new.. 

We have low tax rates, high income, new sports teams (Oakland A's) and businesses coming to town all the time, as well as new casinos opening. 

@Zachary Wurtz  I'm sure you don't intend it.....but this is how most folks on this forum will hear your comments:  "Hey everyone, I'd like to go to the casino and spend an evening gambling....would any of you let me use your money?

You can spend the money but the irs doesn’t care if you spend it on a new car, paying down a rental mortgage, or lose it at a casino. 

The variability of taxes is also a pretty large concern since many of the places relied on the casinos for tax revenue and are scrambling now.

How do you determine the value of a turn key casino?

About half of 63101 from Washington Ave. and south is a nice area of downtown with a trendy bar district and high-ish rent lofts and apartments. 63102 includes Busch Stadium and the Arch which are both great areas to visit, but it also includes an area north of the EDJ Dome & casino which is really awful. 63108 includes St.

Go to your nearest casino and put it all on black, that's what I do.
