They should get their attorney to draft documents for you to review such as a loan agreement.

While I read reviews, I typically use it to remove those that I would not invest in, meaning does the sponsor have a bad reputation.

Pick a market, go onto Zillow Agent finder, look for reviews that mention something about investments, call the person to make sure they invest themselves and go from there.

Anyone  with user reviews on any of these?

After reviewing the forum, seems like the logical move is to sell the property. 

We review three months worth of bank statements (with scrubbed account numbers) to verify income and their financial health as well.
