I would suggest the first thing to do is get connected to a lender that can fund your projects across the country so you know you are pre approved and have no delays in the purchase process.

I know for example we can fund up to 90% of the purchase and 100% of the rehab when we're funding the purchase and the rehab.

Start small, build a reserve fund, and work with local experts to ensure your first investment is a solid one.Good luck!

Aiming to maximize cashflow to fund future investments, but as newly weds rent by the room doesn't feel practical right now.
