Guessing thats the hopeful return not the guaranteed return of this deal.

Could I offer the bank a percentage interest in the gravel rights (yes that conveys in the sale) for a guaranteed approval?

My client owns 3 SFRs and a commercial building for their business (in an LLC, used by the business but with personal guarantee).

However they require a personal guarantee from a member or the members of the entity no different than if the real estate were titled in your name.  

You guarantee me the results I want.

This also gives the consumer access to the Real Estate Guarantee Fund.Anyone who participates ethically in the business will simply get a license and business will operate as usual.

It's no guarantee but it's a good place to start.

You had to have expected similar responses. and with loan rates, purchase prices and the economy, I couldn't imagine paying 25% to anyone unless they could guarantee some pretty high returns.

So, the family member is pocketing cash and guaranteeing a stable cost of living for themselves basically locking in their future at a time when values are high.

There is guarantee of course...but the Fed is strongly signaling it plans to lower.
