Ideally I'm looking to get into flipping so I can build capital first but like I said the deals are few and far between in our area.  

Guys get's into REI, guy does well, guy flips a switch to selling hopeium of REI fortune, everything becomes about selling programs, guy goes down in flames after masses say the hopeium is trash.

Are you thinking of acquiring multifamily properties and flips in New Jersey as well?

I have a buddy that has been doing flips for a few years and he now has investors approach him asking to get in on his flips so he lets them cover the down payment/entry fee's for 30% return on their money.

To me buy and hold also seems good, I'm not very interested in flipping as that seems to be a step to far to manage remotely.

For me, my focus is going to be to go back to my roots and flip a couple of properties to generate cash flow.

Have you thought of which states  you will invest in and also the strategy like BRRRR or fix and flip or STR?
