I told the seller I plan to have plumbers, electricians, mold inspectors, termite inspectors, A/C guys, roofer, painters, floor guys, etc.... all give me bids on the rehab and that I would be needing access often times at the last minute and during work hours (when his friend was unable to give me access).

I am going over to the house this Tuesday to have my good friend who owns and rents outs 3 houses in Denver take a look at everything and get his thoughts on the property.Maybe it would be wise to also have a general contractor and master electrician come with me at that time.

He is a licensed electrician which helps in these cases where we need electrical work done.Our plumber will be out to do the preliminary plumbing work tomorrow that will be needed to put a 2nd bathroom on the 2nd floor of the houseAlso starting on Wednesday, our main contractor will start his work at the property and will work on the 2nd bathroom, installing the new windows on the 2nd floor, and will generally be focusing on the rehab of the 2nd level.

I've used someone on Yelp for a couple of appliance fixes and a family friend who helped with an electrical problem, those have been fine but there isn't a system in place to easily route problems to solutions.My question is, for DIY landlords out there, how do you assemble a list of service providers when you first became a landlord (e.g. handyman, plumber, electrician, etc)?
