I don't know if this is for you, but my husband and I have mentored quite a few investors in Canada and helped them purchase their own multifamily. 

They need some time to get back on their feet and recover from what ever has caused the situation to sell in the first place.

You may want to read up on wholesaling as a way to generate some capital.
