We have bought only a handful of 2nds but to me, the 2nds game is a volume play.

For them, it’s all about scaling within high-demand markets—they’re playing a long game, knowing demand will stay strong in cities where people want to live.

The game is about getting the best possible start in life, and money in the bank and a low cost degree are two obviously great moves.

Well, if I'm buying to flip and it's going to cost me 3-5 months of time, effort, holding costs, risk, etc, and I'm only going to make $30k off the final sale then it serves to reason that the wholesaler would make less because they have less skin in the game.

Does anyone have any recommendations for board games, apps or video games that “accidentally on purpose” teach these things as well?

This game is hard enough without shooting yourself in the foot.

Are others playing the long game and hoping for appreciation or is there something I’m missing with the economics of North Jersey?

Another 2-3 years game rooms and theaters and coffee bars and all that jazz will be the same. 

It will definitely be helpful.There are plenty of stuff that other major platform needs improvement on so if you can tackle those, it would be a game changer.
