The current rental does not currently have a mortgage on it.I'm trying to decide what makes the most financial sense, should I hold onto the property with the heightened rental demand and use it as a hedge against inflation or go ahead and sell with the currently high real estate prices before interest rates spike too much and drive down prices/demand, and hold onto the funds until I find a property that meets more of my criteria.

Refinance out to conventional and use my one time entitlement to free up my VA loan to use again causing my current interest rate to spike up like crazy or instead do a HELOC and pull equity from there?

Hopefully the spike in interest rates doesn't hurt too bad.Second, when you're purchasing fix & flips, you're not really going to ever need bank financing unless you plan to hold them long term.

Its basically invested in low interest govt bonds that the government marks up to compensate for inflation.In the US right now we have negative real wage growth, and are working through a huge spike in energy prices, we are very likely going into a recession very soon so any broad market investment looks like it may have more risk than normal.

I don't want to decrease the marketability of my home either by refinancing the solar into the primary and making a new buyer pay for the solar outright, or by spiking the payment that they would inherit.
