None of these strategies are new, all existed when I purchased by first investment but none were as popular as they are today.

On my new builds we hit the double cash on cash in certain markets sometimes its only 50%.

If it is new construction usually the Project Manager or estimator would draft a material list.

I find new lending opportunities by networking at local RE Meetups, Training Classes and real estate functions.
