This is standard architectural shingles, ice and water up 3' to code, felt, shingles, ridge vent, drop edge all around, new boots, flashing at chimneys and walls, no soffit work.To get close on roof SQ find he perimeter of the house dimensions and get the SF of that (not just house SF as two stories, added garages etc all factor in). 100SF is a Sq and that's how roofing is usually priced.

One other possibility is via the ridge vent, since there was significant snow involved; wind could push snow into the ridge vent, just the sheer volume of snow could cause snow to get in the ridge vent - and once inside, it will melt and then you get water.

I've not checked Arvada or Westminster codes, but these are illegal in Wheat Ridge, and I'd bet money they are in Arvada and Westminster, too.

@Kathleen DeNault-Ridge Its sounds to me the banker is coming from his perspective...maybe find out how much mortgage is left if it's less than the 30% down then maybe see about the payoff being the downpayment and the rest of the terms (thier monthly payment) talior it around the cash flow of the building where you can cover expenses, pay them, and make a profit after that a I'm pretty sure a real estate attorney can write everything up.
