If I remember right it does cost them something, even to just run a quick automated search.Unless they know you, you've brought them plenty of business, and they think you have a reasonable chance of selling the probably you plan to buy.One alternative is to take a class on how to run title searches yourself.https://www.timios.com/ has been known to be investor friendly.

There's a blog post of that feature on my site.What the tool is not, is an automated valuation like the Zestimate or Redfin estimate, so when used as such, your mileage will vary.

Some of the PROS include:- Speed of the payment (Zelle is nearly instantaneous)- Most are free (both Cozy and Zelle are free)- Not having to pickup checks or deal with excuses about checks getting lost in the mail - Not having to go to the bank/ATM to deposit checks or money orders- Not having to worry about bounced (NSF) checks- Payments can be automated so tenants and/or landlords don’t have to do anything after initially setting it up (the payment will just automatically transfer on the chosen day of the month each month)On the other hand, some of the CONS include:- Speed of the payment (This was also listed as a pro, but I wanted to point out that with some of the services - like Cozy - it can take a while for the landlord to receive the payment.

I'd argue that as more jobs become automated areas that depend on blue collar paychecks will only get worse for property values, rents, vacancy, vandalism, etc.

@Patrick Daniel my agent turned on automated mls emails based on the neighborhoods i'm targeting. other than that, no other criteria is being used. so if i already have an agent that accesses the mls, how does that help me get good comps and arv?
