I consider it more of an art to put the contingencies and back up plans in place to exchange out of several properties and into a larger one. 

In the meantime I will teach her the art and science of real estate investing and she will learn how to run and manage the investment.

I would definitely say that underwriting is more of an art than a science.

Well, it's more of an art than a science, but more or less: the ARV is what a similarly rehabbed house of the same approximate size, geographic location, and amenities would sell for/has sold for.

Thus the assurance of leveraging salaries into assets, living in cheaper cities without an arts market and generally having no money to think creatively with have gotten in my way.

Searching and examining title is as much an art as a science and should only be done by those experienced in it and willing and able to absorb the loss if a mistake is made.
