-Seeking out and acquiring funding to pay for the house -Finding tenants (no one currently living there) -Also, possibly finding a property management company to help (I want a hands-off approach) -Other steps/costs I have not thought of.I would greatly appreciate any feedback to help point me in the right direction, or even be a "bird dog" for someone else to purchase this property.

A bird dog I know was also getting some heat from a wholesaler for sending him the addresses of each house with unmowed grass - as thats not a sufficient lead.After selecting a property, I look to see if it has sufficient equity and then mail to the owner of record, whether it owner-occ or abssentee owned.

Given your level of question Ben and it's awesome you are asking, I would get your feet wet by trying to do some finding, or what you Americans call bird dogging for somebody who is already an established flipper or wholesaler.If you try and go straight to buying something you may get tripped up on the first simple question a seller asks you.

It could also be insufficient draft, but this is usually accompanied by the odor in the room when combustion occurs which you didnt mention, and with a three story flue isnt likely.The cleaning and thermocouple replacement is simple.

Birds and fish don't have the same footprint as cats and dogs obviously, and large dogs are really the worst offenders.The question regarding the pet biting I am not sure of, but I doubt you could hold any liability in that.
