@Eric Fichera Buy A/B located properties, keep up with all local permitting & licensing, use a well drafted and fair lease, don’t unreasonably withhold deposits and be a responsive landlord or hire a responsive PM and you won’t have anything to worry about.

Hey @Pete B. - You can definitely rent out for 30+ days on airbnb with no restrictions from the city of Chicago but not sure if airbnb will let you list if you don't have a license number...curious if you figure that out please share the results.Fee Simple ownership has nothing to do with what you can do with the property....It means that you own the land and the building on it outright, and you have the right to use and dispose of the property as you please.

While Quickbooks is not the cheapest, it is very intuitive and saves me a little on my accounting bill because they a) don't need to do the bookkeeping, and b) it comes to them in a format they can quickly review and add to my tax filings.I believe, as long as you have fewer than 5 properties, Zillow is a free option to use.

If your unit is more B/C class where you can attract lots of decent hard working entry level to middle class workers then I would focus on improving the units to capture those kinds of tenants and oust the trouble makers you have.
