@Ted Akers  got it.. since It was not my business model I just fast forwarded to your default position..I have a proctor insurance account so I can insure for monthly fee. so house was protected for the few days I owned it. 

We actually got quite lucky as COVID wild type strain mutated fast enough to become less harmful and so only 1.2 million Americans have died and only 7.1 million people around the world have died from it, so far.

But there is nothing like the eyes of someone that has installed a water heater, replaced a breaker box or laid a floor to really get to the bottom of the true issue on a home fast. 

When mortgage rates come down this fast by 1% the buyers rush back to the market causing bidding wars!

@James McGovern- most lenders can get underwriting done  that fast  as long as they are provided with 100% of the data they need PLUS getting any disclosures needed signed immediately too

I have a team of 5 that spend the entire day sourcing deals for my investors.I would say you should connect with a good agent that can show you the ropes and provide you with the right resources to learn the market fast. 

It's a great temporary measure to purchase the new property quickly, but you really should be looking to pay off the HELOC fast, like with a mortgage on the new property.
