“Good rental property”This is a wide range of properties.

Quite a few little condo/apartments springing up however, and was checking out how the math works on those especially since the $100k-$150k range is pretty easy to budget personally. 

I found a multi-family in my price range that I like.

If apartments are the price range that would will be needed, I’m not sure they’d be as willing to live 10-15mi from gas station, grocery, shopping, etc. 

You can get a decent off-market duplex or triplex in the $300k-$400k range. 

You get into cap rate values by state, price range, asset type within NNN, remaining primary lease terms, lease guarantee strength, etc.A bunch of industrial is not absolute NNN like other types.

If any agents are able to connect and show anything in the $200k or less range that can cash flow positive, please be in touch.

I now have an off-market deal I'm looking at: a 7-acre property in the same area, with a larger, double-wide manufactured home, about 5-10 years old, and the price is well below comps in this market.
