Would you trade a property that makes $600 of cash flow a month that has $100,000 of equity For two properties that each have $100,000 of equity but that make zero cash flow?

I want to lend cash from my pocket to a syndicated flipper in PA state as a private money lender.

They round robin cash out refinances to maintain the liquidity.

or one of you could 1031 and the other LLC cash out.Many like the liability protection of an LLC in property ownership.  

I heard someone here say that a good place to find homes for cash buyers is face book forums, is this true?

I just got a cash flowing seller finance deal off market in Hemet, CA.

My goal has been to borrow money for the rehab, rent it out to generate income for the Trust's beneficiaries, and then do a cash-out refi to recoup my down payment and any other out-of-pocket expenses.I believe there are limitations in an Irrevocable Trust, which would prevent me from simply deeding the property to myself or possibly even to an LLC if I create one, even if the end result is in pursuit of my fiduciary duties to the beneficiaries, as Trustee (i.e. making the home inhabitable and generating rental income for the beneficiaries).

So would take the extra time to remove all wallpaper Wash, Repair, and Sand the drywall first before Painting.
