I paid a consultant the fee to not just stage my house, but teach me the art ;p I think I sold quickly b.c my house was VACANT but it had staged pictures online ;p The staged pics showed the house potential, and VACANCY showed they can move in quickly.#5.

I had to set up when I was still a W-2 employee.While theoretically one could have a self-directed 401k (e.g. a 401k plan which allowed the person to invest in real estate, etc.) if the person's employer offered such a plan, but virtually no employers will do so (for various reasons but one of the primary is the compliance risk).

On the flip side,  having 10-20 postings of virtually identical content only clogs search results when the sole difference is a timestamp.Keeping a topical organization is really important when REI is such a B I G subject.

It's an art in itself, and a whole different skill aside from the landlording.....You're LUCKY if you already have a team of trusted contractors.....And I thought I did.....I've used the same reputed local plumber for a bunch for my units.....Long story SHORT, he HAD to finish the job that day but only did HALF of it, still leaking a bit after.....The in-house engineer of the condo building tells me, he can do it for $40 bucks and he has the parts already.....How do I go back to the old contractor, cut him off for his half-done job and handle the payment????.......
