I ALWAYS start with the end in mind, and after being involved in managing over 425 properties we have found hat the homes and properties that most consistently spit off cash flow and give you true mailbox money are the ones that have fantastic tenants that treat the home like it is theirs - and those tenants are usually in areas that the schools are rated at least a 5+ on Greatschools.org.

And with the rent estimate set to 1k, it actually produces very thin or potentially negative cash flow with 80% LTV as @Christina Carey kindly pointed out.Any other Dayton areas you'd recommend for OOS buy-and-hold investors to look into ?

Most people are so negative that they will think up 657 reasons why it won’t work why it’s risky why your uncle louie tried it and failed why you’ll lose money etc .. family and friends won’t understand , it’s not part of their language and they will view this as foolish and haphazard .

If there are liens, back taxes, etc... the title company will identify what the issues are and these issues can be USUALLY be satisfied by the proceeds from the sale of the property if there is enough cash to cover everything.

Check the usual job posting sites (indeed, craigslist, etc.) and/or use google to make a list of brokerages and then make a pros and cons list for each.
