The appraisal (considering updates, but before they were done) came back at $125k so I am not confident that we could actually get the house to appraise for this high unless the market has gone up in 3 months (inventory is low in the area).

We keep them well maintained and tidy with the idea that good tenants want updated, clean spaces and are willing to pay a bit extra for them.Do I let him stay, at least another year until all the other units are turned, or does he need to move on?

We have done some exterior upgrades to the property (painted exterior, replaces a few pieces of rotten wood, demolished an old building), but the inside has not been "updated" for several years.
