So many people preach real estate law and don't know the actual rules, before you listen to anyone, even me, have that person produce documents or web articles of some kind to validate what they have told you (PM me if interested).

@Arthur Fuller II  I spent few hours researching on the web, I wanted the highest ltv I could get so I wouldn't have to do it again anytime soon.  

I'm getting all the people with sob stories, who barely make the minimum 3X rent, have past bankruptcies, have unreliable rental history (renting from family, or other "landlords" that seem questionable), people who smoke, illegal immigrants who work under the table and don't have verifiable income, etc.

There is a cost of doing that.Many investors, especially on a web forum, over promote the Solo 401(k) and I very frequently see folks with or looking to setup such plans that do not belong in the plan.  

There are no monthly fees other than web hosting if you don't currently own a website and the framework is customizable making it more flexible than any other option. 

Run a web development company do IT support when called upon.
