The mild weather takes a smaller toll on roofs and property and you don't need big HVAC systems. 

That's a tough one..I'm not sure how you can use the legal system to get them out of the house if you're not the owner and you don't have a written agreement with him.

Soon, I plan to be taking on my first commercial property to manage (tenant placement, rent collection, repairs, turnovers, etc).Since the person I am taking over for (the building's original owner, now 69 yrs-old) is a little antiquated and has no real systems in place, I'm wondering: what are some quick wins that would update and modernize how the property gets managed?

After going through their voice prompt system I finally was able to establish communication with someone. 

A man cave in the basement which will have it's own exterior entrance, a bathroom, a wet bar, AV system and access to a lower level single stall garage.  

We are also working with a local acquaintance who is very active/familiar with the unique market of rural "country" rentals & is helping us with the necessary contract docs., tenant screening, etc.1.)

Also, I may consider some type of video security system.

I don't think the money actually pays for the program it get absorbed in the system. 

It's helped open doors that have allowed me, among other things to: help underwrite deals for others ($6 m condo deal .. and I was invited to fly in to help with due diligence), help build other people's due diligence system and learn about out of state investing in the process, and help newbies who are just starting out figure a few things out.
