In the past I have submitted a "best offer" (a unique one like $123451), and been "outbid" by $1, ($123452 listed on the transfer) on a number that could not have been duplicated by another party, so I know that my bid has been shared with 3rd parties in the past.

In your limited market it may be difficult to find someone willing to work with your unique business model.

Every property will have its own unique situation, and questions, so prepare for that, and then find the answers from the people you can get the answers from. 

You might get some training at Century 21 but they won't teach you how to stand out and be unique as an agent.

If you can humanize yourself to their situation and offer a unique and feasible remedy than people will grow trust you.
