What we did have in the way of real estate “education” was (1) the book “HOW I TURNED $1,000 INTO ONE MILLION IN REAL ESTATE IN MY SPARE TIME” by Bill Nickerson, (2) education provided by organizations to qualify for real estate brokerage licensing and (3) courses in real estate offered by collegesI found that because of the type of education provided we were much more knowledgeable about real estate FUNDAMENTALS, FINANCING, AND LAW than investors are these days.  

I think both of those guys offer programs as well, but all the info you need is out there for free.  

I have had 6 people sign paperwork to buy the home over the last few months, but even the cash offers have pulled out when they see the price of Homeowners insurance in Louisiana right now.

Hello,All else being equal (other than the 2022 tax abatement for the gray’s ferry property) what area do people think would appreciate more and offer best rents?

Subdividing and/or increasing the zoning up from R1 (typical classification for SFR) only increases the appraised values in my experience. 

My question is, who should I call in regards to making offer.

I offered $400,000 which was accepted, and my yield on the purchase price was about 12.75%.  

Here are the typical expenses, plus or minus.This does not include capital expenses for the 15 years I had it like roof, $25k in renovations, HVAC x3, fence x4, unrooting trees x4.

If a PMC only charges an owner a flat rate leasing fee of $500, what amount of commission can they offer on the MLS to an agent that brings them a tenant? 

I am often amazed on larger deals when buyers send in cash offers with nothing more than an LOI or contract offer.
