For example in Vegas right now the lower priced properties (under $200k) that are priced correctly tend to have multiple offers.

I'm specifically interested in a lock system that will allow me multiple entry codes and allow me to remotely monitor who and how often people are entering the home. 

Then multiple emails of the same house come out with a mixed up combination of all the numbers above. 

To my mind, just by adding the word "remediation", the cost goes up multiples!  

I am thinking like you, I do not plan to ever sell, but if you do there are multiple tax strategies to reduce any possible taxes such as a 1031 exchange or the capital gains exemption.Of course a good tax lawyer should always be consulted before implementing any advice in these forums, including my posts.
