I used to sell Real Estate in Nebraska but it took me 7 years to get back into it here as I played around in the tourist service industry and worked at the Hard Rock Hotel for 6 years.

Gimmicky names attract gimmicky, down market people, if your happy dealing with the dregs then go for it, call yourself Zebra Properties -where eveything is in black and white.

Also, in my personal experience, offers with FHA loan(or a low money down in general) financing doesn't seem attractive for a seller.

@Greg Dickerson Awesome feedback, I think it was just a fourplex with no HOA involvement,  The CAP does sounds pretty attractive with no vacancy and owner is willing to seller finance some or all of the deal. 

Decided to start my investment portfolio with SFH that are in decent areas to attract families.

The town we're looking at is trying to attract more tourism and is therefore very friendly to AirBnBs, so that should help.I would REALLY appreciate connecting with others who have invested abroad.

At a cap rate of 6.5%, this deal is not that attractive.

(That loan to you will likely be resold and it looks even more attractive to note buyers once you have 6+ rehabs under your belt).
