I just got this information today from a local bank.  

Today after 5 years of rent increases couples with refinancing to a lower rate after 5 years of mortgage pay down I get $1100 a month after my PITI.  

That included new piers under the raised floor, all new subfloor, new electric, new plumbing, clearing the 1/2 acre lot of piles of junk and trash, new windows, inside finishes done to today's standards and I added an entire bedroom on the back of the house. $35 grand.

The guys that beat my offer had until today to get the contracts sent in.

An electrician I talked to last week told me he would get to me by yesterday or today.

The consumers know that it's overwhelming to learn all this information in the beginning and people want to make money NOW not down the road,  today. 

It's just that I need a consistent monthly cash flow, which currently is hard to do in Northern Cali if I were to buy something today.
