As an agent I can't go to the seller directly as an agent but that poses a gray area and honestly with the amount of trash agents that negligently do business I'm not worried about how I operate.

Any open/unresolved permits may be considered a cloud on title in some locations which will cause problems with sales or deed transfers. 

To preface, I had a strong interest in REI for years, man many years, and like all too many that's where it stayed, a interest, research, left wanting but never acting upon it because I was doing so darn good and so busy in my field of construction, and I had risen the rungs of the ladder to a rather nice altitude in the industry. 

Wholesaling is an exit strategy for REI, but it is only for a few big businesses.

Locating, marketing and negotiating the deal, understanding the underwriting, using escrow and title, and all of the basics are used so that it prepares for the more complicated techniques.

Once the co-operative compensation is removed from all MLS in July, I am curious how these folks will stay in business.

After months of seller trying to get a clear title, seller was not able to get the partial release from HUD unless all the proceeds went to the mortgage balance.

I'm not saying the guy is trying to scam me, but he definitely dosn't run a good business if you dont even call to schedule a job or have any written contract for the work.
