You will typically have a deadline in your contract for the seller to provide you this information and give you time to review it.

There are other areas of the Metroplex where the numbers work better, but the more desirable areas are all tight, unless you find a great deal.  

The margin just seems pretty tight, and I tend to shy away from HOA's.

Although as stated above if you simply get in the RE business and start selling RE you will no doubt over the long run make far more money that you ever would being a wholesaler in a very tight and competitive environment..

Give him a deadline to get back to you and if you don't hear  from him put your plan into action.  

I agree 1000% with @Curt Davis I would much rather take less ROI, or pay a great PM more, to "run a tight ship"
