I think the FHA fits my goals and current situation better than a DSCR loan.

Another thing I am thinking about is getting pictures, and then writing out the items that need work, putting an upper band figure on it, and then using that in my analysis.

Overall I think it is a good gameplan.One other option you might consider to scale faster perhaps is to buy the 1st two as owner occupied. 

I would think having a landlord or rental dwelling policy is a much higher cost to be mindful of.

She’s a FT mom who may go back to work PT so was thinking that if she was more active in searching for deals, managing PMs, bookkeeping...that could easily be 750 hours/year (14.5 hours/week).

I think in most cases we haven't hired anyone based on their system experience unless it is a position that focuses on accounting.
