I talked to 5 lenders and received loan estimates from all of them - some of them were really terrible, one tried to charge me $23,000 worth of points to get the rate down to 5.625% on an investment property. 

Terrible experiences with them. 

And everyone we talk to in real life says that student rentals are a terrible idea, whether they have direct experience with it or not.

As a lakehouse owner and long time boat owner, I’ve seen over and over people are generally terrible at driving boats.

Like hiring locally you will find great amazing folks and terrible ones too. 

They are a terrible program. back pay is almost impossible to get.

The sun, sand, and salt are great for renters but terrible for your rental.

For example, Easton is quite stringent on their Certificate of Occupancy inspections, and Bethlehem is absolutely a terrible place to buy if you want to do short-term AirBNB style rentals.

We paint our properties ourselves, because, again, it's not terribly hard.  

Also, there are numerous challenges in dealing with Turnkey providers:1) Terrible renovation work - we've taken over many properties that investors bought turnkey and they were shocked to learn the true condition of their property from our TakeOver video.
