I am conservative with this sort of thing as I hate “the A/C went out” surprises or that multi month vacancy or eviction possibilities.

It is always good to check into these things first so you don't get taken by surprise. 

You can put a copy of that letter in with your offers and get the seller a comfort factor that you can close the deal.Another thing you might want to do is to locate your office somewhere that is convenient for you and have minimal distractions.  

But are there things that can surprise you that can really eat away at your dream? 

From my experience, it's surprising how many AGENTS don't understand the forms... so don't feel defeated if you don't understand them after 1 read-through.
