The other thing is that the syndications, at least the ones I have looked into always seemed to aim for an exit after 5-7 years.

I'd say it really comes down to what you're aiming for.

So if you are aiming at students,  I would look very closely at things like getting as many parents and guardians as cosigners as possible,   and require people to actually do have verifiable income and relatively stable employment  (not necessarily same job a long time,  but a succession of same kind of work,  ideally with increasing resposniblity)  Even at minimum wage full time I'm guessing it should be possible to afford a rented room in a 6-8 bedroom house no problem,  so don't compromise on that.7)   Parking:   if you have onsite parking,   you probably won't have 8 spaces,  so reserve and charge for it.   

Searching for my 3rd next month and aiming to get 2 this year as well.

I say only because often new investors think they can live on or greatly supplement their income with rental income.It takes time to build a portfolio that will begin to replace your income if that's what you want or do you want passive income?  

I mainly do B class outside of the city proper and generally aim for minimum 0.9%.

If your looking to buy in the south county then I would aim for Gilroy.
