I would also recommend some of what you're doing like listening to all of Biggerpockets as you can and pick just 1 or 2 styles of real estate you would like to be in and reading books on those styles you take. 

To my surprise, when I walk into the garage I see that it had been partitioned off in half length wise with cubicle style partitioning. 

So essentially trends that had already existed prior to Shelter in Place are being exacerbated by the onset of the ordinance.

Property prices and rental prices have a chance to start trending down of current levels in the next couple of years.

If rate continue there downward trend, it may pay to wait a little longer?

Even with national trends, your local experienced agent/broker can run through market trends to help you make decisions.For example, in my county we're continuing to see a strong seller's market with just over 1 month of inventory.
