In a area where cash for keys is common tenants quickly learn that they can demand cash from their landlords when the road gets rough. 

I’m crunching numbers now and preparing to take a road trip (I’m in Va so the convenience didn’t hurt.)

My plan is to buy and hold (not to flip) for a long time, so I would be looking for agreements where I can get reductions in acquisition costs, not reduction in selling costs later down the road.

I'd go after the 4 plex I bet chance of getting another duplex is around the corner, another 4 plex a lot farther down the road. 

They only lead down the road to an illusion of security...and the reality of doom.

But it should also meet other requirements like road frontage(70ft Minimum for R-4 in PWC), property setbacks,etc.

Separate from the thread, but hoping you could comment / provide some advice - I'm new to Kansas City and am under contract for a set of three duplexes off of Bannister Road, South KC in 64131.

@Christophe Noualhat the split into 3* 1/1 would have to be resolved if you wanted to buy it with a home inspection or even sell it down the road.

I went on a road trip today to look at a couple of 5 & 6 unit properties about an hour from me and came home with a duplex.
