As it is currently configured, it consists of 2 separate houses (1 large and 1 small), but the large house has been split in the past and the small one has additional space that another unit could be added.

And my sister seemed to pay a LOT for her HVAC but crawl space was involved.  

Instead, tour the properties, inspect them thoroughly, and submit your offer with only a contingency for due diligence (which essentially allows you to cancel for nearly any reason and is commonly used in the multifamily space).

Hope these ideas were helpful ---- CharlieI do have a replacement property in Baltimore - it is a cash cow with a government lease on part of the 3 acres with 250 parking spaces, a lounge and a banquet hall that is rented for weekly affairs.

I am renting to students who have already expressed interest in filling the additional space with friends.

You can pick up Tradewinds proper for the $100k mark too if you keep an eye out, though they've been higher recently.

You might think if the market changes at around the 4 year mark that one of us will be at a disadvantage.
