you're in a weak position with the FHA, but it's also a pretty simple one.

I'm not an expert on this, but my understanding is that you can transfer the deed through a relatively simple transaction that your title company or lawyer can assist with. 

Or at least simple.

But to keep things simple an LLC is great.  

Hi Guys,If I am not looking for any value appreciation, but I look for the real HIGHEST return on investment (ROI) or actually net operating income (NOI), can you name some cities and return % here and share?

In states where lawyers are not "needed", title companies are often attorney owned and/or operated (like mine for example). 

Very often they get the deer-in-the-headlights look when you start talking about seller financing, trades, wrap-arounds, simple interest terms, balloons, or what have you.

Does anyone have a simple and easy way to explain it to a seller as an offer?
