My thinking is that I want to add value to my contractors by being able to pay them virtually instantaneously, as we all know speed of payment and fast cash flow is important to their business....but lately, I have struggled to convince a couple of guys to adopt these payment methods.

We do not have a new lease signed yet, and our current lease states that it ends and does NOT go month to month automatically on July 31.

For ease and speed, I've combined the two purchases together in the BP Calculator linked here - all maintenance, taxes, lawn care, etc. are combined.My biggest challenge is that we have enough for a 25% down payment to meet the necessary requirements for a 30yr Fannie / Freddie loan, but it will bring the reserves down a lot.
