Realizing that is only one opinion and encourage me to prove him wrong, I want to gain additional insight for guys who have experience in self-storage.

Like most of you, Im a bit of a control freak when it comes to my investments so I self-manage and am in contact with my tenants so this is outside the box for me to allow/need the PM to handle all aspects of this investment due to the distance, but if the numbers are there take advantage of it... right? 

The way to grow is to find a private investor to assist.

But going forward I will attempt to replace a short-term PML with a long-term PML at a lower rate, such as using someone's Self-Directed IRA Funds over 10 to 30 years.J.T.
