Psychologically they will likely not want to sign it unless they REALLY want to keep staying. 

I have found a friend of family member that is looking to sell 5 properties, do you guys usually meet at the title company to sign contracts or can that be done anywhere?

Did you call or did you send a questionnaire that was accompanied by a signed authorization from the prospective tenant to disclose info? 

You're not a wholesaler trying to quickly get a contract signed and submitted to the title company to lock in your deal.

@John Vietmeyer show the underwriter your signed lease and that should satisfy them to allow you to start a regular policy.Underwriter don’t want to be stuck with a property that will be vacant for months but they do understand the realities of gaps between tenants.

All you want is to repair any sections you need to (you'll probably find some after you sand), sand it down just enough to remove obvious signs of wear, putty up and color the gaps, and seal in place with a thinned sealer coat of oil-based polyurethane and three more coats.

They sign a one year lease and you get paid on time.
